5 Tips On Why Appraisers Need To Take Interior/Exterior Photos

Some time ago I was doing an appraisal of a four plex when one of the tenants had a fit when she found out that I had just taken photos of her apartment unit. The Realtor and I was able to calm her down by explaining the necessity and the requirement by the lender to take photos of all the units. Here are some photo tips to keep in mind:

1- Let the homeowner know or tenants know that the appraiser will be taking photos of ALL the rooms. If there are persons still  asleep they need to cover up or leave the room, so the photo can be taken. 

2- Lenders do no like the appraiser taking photos of any religious items,  family members, guns, safes or sensitive items. 

3-  On the few times when  your client does not want the appraiser to take interior photos because it is an invasion of their privacy, be sure to tell the appraiser so he can inform lender on what to do, but I am guessing the lender is going to require interior photos no matter what. 

4. Appraisers are bound to client confidentiality, so appraisal reports are NOT made public and will only be used  for lending purposes. 

5- Exterior photo's of washing machines, dryers or refrigerators  raises a red flag and may have to be removed, this will be considered a health and safety hazard especially for children.
